Blue Cloud Data Solutions, LLC was formed to manage a series of entities focused on developing 3 data centers, one in Texas, one in West Virginia and one in Oregon. The data center in Garland will be the first of these due to its many advantages and smooth path to completion and occupancy.
The complexion of market conditions in the data center space is destined to change dramatically, and for the better, in the immediate future. Reliable sources in the Data Center industry foresee 2022 world demand for facilities at 503 megawatts per month (6,036 megawatts yearly). The site in Garland is slated to be a 20 megawatts center.
The immediate opportunity exists in the acquisition of an existing self-storage facility strategically located in an area in Garland Texas, where infrastructure was installed to provide service to one of the premier defense contractors of the United States. After this contractor moved, private industry developed the tract including a FANG company mega data center for its own use.
A premier team of consultants & engineers have been engaged to assist in the investigation and verification that all components are in place to meet the demands of this undertaking.

An architectural firm will be chosen, designs drawn, plans and specifications completed and RFPs put to the contractors with this process to be complete by 2nd quarter of 2022. Construction is projected to be complete 12 to 14 months from issuing of permit.
Current management seeks to align itself with the best talent available to assist in the construction of this project and the other two sites to come. Developing working relationships and working within the economics of the transaction are two challenges management will exceed expectations in meeting
Contract negotiations are complete, and the Contract is in the Title Company. Title work is being done, property due diligence is underway and preparations for Closing is proceeding.
The property consists of 2 tracts containing approximately 2.5 acres in Garland Texas. It is ideally situated in a location that provides all of the major requirements to support a data center. Utilities, including water, electricity and natural gas have been verified to have the capacity to warrant the development of the data center.
The zoning for the 2 tracts allow for the development and construction of a data center without securing a variance or SUP. There are no private restrictive covenants that negatively affect the proposed use as a data center. The seismic classification for the 2 tracts allows for the development of a data center without concern.
Also, the site is in close proximity to the former facility of a large defense contractor which has since been transformed into distribution warehouses and a large single-user data center. Essential utilities and fiber are plentiful and less than 300 feet from the site. The preliminary site design supports a four story, 175,000 SF, 20 megawatt data center. Site layout will accommodate out-buildings for utility delivery and the data storage center itself.
These advantages make this site a premier location for a data center to support and complement the future of data consumption and storage. This site has been overlooked due to its current use and size, but the market will rapidly embrace the facility as it nears completion.
Preliminary indications are that it is suitable as a support facility for carrier data sharing, for EDGE uses and FANG vendor support. Success in any one of these markets alone yields a successful data center.
